The building’s visual identity is shaped by its interior functions. The exterior reflects the interior. A key feature of the design is the expanded loggias, which enhance the façade with a transparent and airy appearance. The façade consists of elements that create a simple yet layered composition:
- gray aluminum sliding thermal-insulated windows spanning the full width of the openings, maximizing the area that can be opened.
- loggias extend the living space into a “winter garden” with plants, seating, and other furnishings, adding life to the façade.
- exterior curtains provide additional privacy.
- galvanized steel railings.
- shading elements introduce another layer to the façade, enhancing comfort.
The interplay of varying window frame widths, sliding shading elements on the loggias, and selected materials results in a design that is simultaneously purist, delicate, and dynamically expressive.
The north-south orientation of the plot, its infill location, zoning regulations, and investor requirements have influenced the spatial layout of the apartments. The first three floors accommodate four smaller residential units, while the recessed top floor features two larger apartments with spacious terraces. To improve the spatial quality of the smaller units, continuous projecting loggias are incorporated on both façades, ensuring that the living area remains uncompromised.
